Financial disclosure

The 32 condos in eight buildings (four condos per building) were incorporated in 1977.  Their present insured value is $3,032,800, and the reserve maintenance fund is presently $73,266.  The latest Financial Statement can be found (HERE).  The current Association dues are $205 per month with a $10 penalty for late payment.  During the life of the association, there has never been a special assessment for any unusual expenses.

These dues cover: fire insurance on the original building and contents, building maintenance on the "paint outward", water and sewer, street lighting, garbage pickup, grounds maintenance, and the General Lake Arrowhead Maintenance Fee.  The finished area of each (two-story) condo is 1,138 sq ft. plus a front roofed-in porch, back deck, and small storage enclosure.  Lake Arrowhead is a gated community.

Our company bought this condo in 1977 during the 'restaurant years' to provide a place for the managers to unwind on their days off.  After the 'restaurant years, we bought the condo for ourselves, and I became the Secretary-Treasurer of the 32-unit Condo Association.  It's been well maintained, as you can see, and our Reserve Maintenance Fund is up to Georgia Condo Specifications.
